Is crawl space encapsulation necessary? No, but it should be required by code in states with high humidity like Georgia. The reason is simply that the humidity in Georgia creates a problem where foundation vents are constantly letting in moist air. If your crawl space is dry, the moist air will cause problems. If your crawl space is wet, the moisture will not dry out effectively. Moisture in your crawl space is bad for your health. It's especially bad for your insulation and floor joists. This is why the majority of homes end up with sagging floors and mold growth.

How does crawl space encapsulation work? At Atlanta Vapor Barrier, we do full encapsulations and partial encapsulations. A fully encapsulated crawl space will have no outside air coming in. We seal your vents and cracks in your foundation walls where air is entering. Your piers (also known as columns or posts) are wrapped. The foundation walls are wrapped as well, and all seams are sealed with strong waterproof tape. A huge plus is that a fully encapsulated crawl space does not need flooring insulation. So what's a partial encapsulation? Basically it's the same as a full encapsulation, except the vents are left open and powered vents are installed instead of a dehumidifier. This is a more economical approach to encapsulation and eliminates the maintenance and costs associated with a dehumidifier. However, a fully encapsulated crawl space is much more energy efficient, compensating for the cost of maintaining a dehumidifier.

Sagging floors are commonly caused by moisture getting into your floor joists. Crawl space encapsulation is the most effective way of preventing floor sagging. To prevent existing sagging floors from getting worse or to level your floors, we install support beams and permanent floor jacks.
